My name is Jack Mitchell and I've been a Michigan UP and Wisconsin real estate investor for several years and grew tired of not being able to find a quality vacation or retirement property. I initially looked for existing Wisconsin cabins and cottages on lakes only to be disappointed at the disparity between value and price. I also grew concerned by a lack of consistency in residences surrounding properties I was interested in. I then started looking for vacant lake parcels and thought that I'd build my own cabin. Eventually, I came to the same conclusion; I was concerned about the surrounding properties and consistency of building standards.
I didn't want to risk building my dream cabin only to have a doublewide trailer or metal pole building next door. Nothing against mobile homes, my parents had one in Door County that we went to every summer and loved it as kids. My concern is protecting my investment and it's a business decision.
I came to the realization that there was a void in the marketplace for quality developments in good locations, with protective covenants, (not restrictive) for a fair price. Hence my first development, Garrett's Landing.
As far as hunting parcels are concerned. I have taken the same approach. I don't want to have a 40 acre track next to a bunch of 10 and 20 acre tracks where the neighboring land owners have the "if it's brown it's down" mentality. I've been on Wiscosin hunting land land both public and private where folks are doing drives a half hour into opening day. Ridiculous.
QDM, (Quality Deer Management) by quality deer hunters is the key to consistently harvesting Pope and Young bucks. In order to do that you need large blocks of hunting land with the right kind of food plots or smaller tracks of land with similarly minded hunters. One is expensive, unless you have a hunting club, and the other is difficult to do if you're trying to convince an existing neighbor on the merits of not pulling the trigger this year on that six pointer he saw last week.
My approach to developing Michigan and Wisconsin hunting land is different, find large tracks of land near large tracks of land. I then enhance it's "huntability" by building roads systems, food plots and sell them as a whole or as smaller parcels with covenants similar to protective covenants in residential developments.
